A real estate appraisal, property/land evaluation, is the process of developing an opinion of value for real property. Real estate transactions often require professional appraisals.

What is an Appraisal

A professional needs to make an accurate assessment of the property and home before you buy or sell. Lenders will also require a qualified state-licensed appraiser to come in and give a third-party objective report of the current market value. This will help future homeowners know the true value of their property and home. 

The Inspection

We will start with the inspection to find out what value the property and the structures have. We will gather information based on what we can see and assess the condition they are in. 


Once the site is inspected, an appraiser uses two or three approaches to determining the value of your property: a cost approach, a sales comparison, and an income approach in the case of a rental property.


Sales Comparison
Allender Appraisals know the neighborhoods in which they work. They understand the value of certain features to the residents of that area. We research recent sales in the vicinity and find properties that are ''comparable'' to the subject being appraised. We rely on the sales comparison approach to value these types of items.





The Appraisal Process

REFINANCE OR GET A HOME EQUITY
loan lenders and financial institutions will require an appraisal on the property and home before they will do a refinance.
 
PMI REMOVAL
Private Mortgage Insurance or PMI is the supplemental insurance that lenders ask home buyers to purchase when the loan amount exceeds 80% of the home's value. If you want to have it removed, an appraisal is usually required. 

DIVORCE SETTLEMENT
Divorces can be complicated, and sometimes, during a settlement, it will require an appraisal. Once the appraisal is complete, both parties will be assured that a fair assessment has been made. 

ESTATE LIQUIDATION
The loss of a loved one is a difficult time in life, and settling an estate from a death, or probate, often requires an appraisal to establish fair market value for the home and property involved.
